(2) (b) If the unit is sold at a sheriff's sale under a judgment that
11forecloses a first mortgage on the unit, the grantee under the sheriff's deed conveying
12the unit is jointly and severally liable with the prior unit owner for unpaid
1assessments against the prior unit owner for the prior unit owner's share of common
2expenses coming due during the 6 months immediately preceding the date on which
3the foreclosure sale is confirmed under s. 846.16 (2m). Liability of the grantee under
4this paragraph does not prejudice the rights of the grantee to recover from the prior
5unit owner any amounts paid by the grantee for the assessments. This paragraph
6applies only to a first mortgage that was executed on or after the effective date of this
